How do you sell a house buy owner?

We have someone who is interested in buying our house.It is not listed with a real estate agent so we would be selling it buy owner.We have already come to an agreement on the price and they are going to pay ALL the closing costs.I just have never sold without a real estate agent so I have no idea where to start or what paperwork we need.

Note: They have already been pre-approved by our mortgage lender..

    If you dont have one..get a RE attorney to look over all papers and he will tell you what paperwork you need. I dont suggest doing this without an attorney.
